Repair or replace?
Some original sash can and should be repaired. If the frame is sound and only the glazing putty, ropes and paint are failing, restoration may be the better choice, and in some districts it may be what the review board expects.
Replacement makes sense when sash are rotted through, previous replacements are out of character, or the windows can't be made to work. We'll give you an honest assessment for each opening.
Design review in historic districts
Inside Charleston's historic districts, window and door changes visible from the street generally go through the Board of Architectural Review. Mount Pleasant's Old Village and Sullivan's Island have their own review processes.
We prepare what reviewers typically want to see: product drawings, profile sections, muntin and sash dimensions, photos of existing conditions and a clear scope of work.
Getting the details right
- Sash and meeting rail proportions that match the originals
- True divided lites or simulated divided lites with exterior bars and spacers
- Putty-style glazing profiles that read like traditional sash
- Painted wood or wood-clad finishes in historic colors
- Restoration-style glass options where appropriate
Lead-safe work
Nearly every historic home has lead paint. Our crews follow EPA Renovation, Repair and Painting lead-safe practices: containment, plastic sheeting, HEPA cleanup and careful handling of old sash.
Common questions
Will the BAR approve vinyl windows?
On contributing historic buildings, vinyl is generally not approved for street-facing windows. Wood or wood-clad windows that match the original design are the safer choice.
How long does design review take?
Timing varies with the review calendar and the scope. We plan the order and install around the approval.
Can you match wavy old glass?
Restoration-style glass with slight distortion is available from some manufacturers. We can show samples.
Where we work
We install windows across Charleston and nearby communities, including Downtown Charleston, West Ashley, James Island, Mount Pleasant, North Charleston, Daniel Island and more.
